Booking Terms

BOOKING TERMS AND CONDITIONS

Every attempt has been made to use clear and concise language in these terms and conditions, if any terminology has been used which is not fully understood, please contact us for clarification before agreeing to these terms and conditions.



The terms and conditions below are generic to all properties on this site - if there are any specific conditions for your chosen accommodation we will let you know prior to the booking being confirmed.

bestholidaylettings.com is a trading name for PA Holidays, a division of PA Enterprises (UK) Ltd - registered in the UK (registration no:3197068).

1. Accommodation bookings are valid after:

  • The booking terms and conditions have been agreed
  • The appropriate deposit has been paid
  • The booking has been confirmed in writing by PA Holidays to the client

2. The person, who agrees to the Booking Terms and Conditions, certifies that he or she is authorised to agree them on behalf of all persons using the accommodation, included those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be over 21 years of age. Bookings cannot be accepted for parties of young people under 21 years of age.

3. A 40% deposit must accompany all bookings, which is non-refundable. The balance must be paid twelve weeks prior to commencement of the holiday, along with a Security Deposit (either a signed cheque for 20% of the total holiday or an authorised credit card form). The Security Deposit will be returned to the client 21 days after the completion of the holiday as long as any key(s) are returned and the owner reports no damage or loss.

All cheques should be made payable to PA Enterprises (UK) Ltd.

If paying by Credit Card/Paypal please be aware that there is a 5% fee.

4. If the client wishes to cancel the booking he or she should advise PA Holidays immediately by telephone followed by a confirmatory letter. PA Holidays shall be entitled to retain all payments already made and to recover, if not already paid, the balance of the hiring charge as follows:

  • 30 - 60 days notice :                      50% of the rental charge
  • Less than 30 days:                        100% of the rental charge

5. Furthermore, PA Holidays operate solely as letting agents on behalf of property owners and accordingly are unable to negotiate or arbitrate over any issues regarding individual properties or rental rates without authorisation from the property owner. We do endeavour to operate a first class service at all times subject to liason with our property owner. We cannot guarantee that all the facilities described in any literature will be available. The photographs and descriptions are examples of properties available for rental.

6. The client agrees:-

  • To pay the full cost of any breakages, losses or damages to the property (owners/management companies will be the sole arbitrators on cause of damage or loss)
  • To take good care of the property and leave it in a clean and tidy condition at the end of the holiday
  • To report any damage or loss immediately it is discovered to the contact provided at the property
  • To permit PA Holidays or their Agents reasonable access to the property to carry out any maintenance if necessary
  • Not to sublet or share the property except with persons nominated prior to arrival.

7. No liability is accepted by PA Holidays for property owner cancellations or where properties are no longer available due to damage, foreclosure or double booking. Also no liability is accepted by PA Holidays for loss of mains services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of mains services, nor any actions taken in the vicinity of the property by any authority over which there is no control by PA Holidays.

8. The property will be available from 4:00pm on the day of arrival and must be vacated by 10:00am on the day of departure.

9. PA Holidays does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or subsequent holiday. The client is responsible for taking out an adequate insurance policy(ies) to cover all risks. This waiver is also applicable to people visiting the property as guests of the client(s).

10. PA Holidays does not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of the actions by the client(s) and other people occupying the property during the period of the let.

11. Where rental homes have a private swimming pool that is heated, an additional fee will be levied if the client requires this facility. The cost of this is clearly stated on all rentals, where applicable. Clients may use the swimming pool at their own risk. They should always observe the safety rules listed in the Welcome Book held in the rental property.

12. All rental properties are self catering (unless clearly stated). The client(s) are responsible for purchasing food, paper goods, cleaning supplies or other necessities required during the stay.

13. Trash pick up/disposal is clearly posted in the rental property. Trash must be in a sealed trash bag and placed where described for pick up. Trash must be removed from inside the home at departure and put in a sealed trash bag. Excessive trash at time of departure will result in a fee being deducted from the Security Deposit.

14. If the client(s) spill something please clean it up quickly. If the spill is not cleaned then the client(s) will be responsible for having the stain removed; all charges will be deducted from the Security Deposit.

15. Departure time is 10:00AM. All keys assigned must be returned to the office or left where instructed. If keys are missing then there will be a re-keying charge deducted from the Security Deposit. Late departure will also result in a charge against the Security Deposit. There will be no refunds for early departure.

16. NO SMOKING OF ANY KIND IS PERMITTED IN ANY HOME. Smoke lingers in a home forever; many people are offended by this smell. The owners and following guests would appreciate the client(s) honouring their wishes of no smoking. If the smell of smoke is detected in the house then the cost of deodorizing the property will be deducted from the Security Deposit.

17. No appliances are guaranteed. There will be no refunds on appliances, power, water, telephone, cable, toilets, pool heaters, pumps or any item on the rental property due to breakdown. All homes are kept in good working order and any breakdown will be repaired during normal working hours.

18. Please keep all sliding glass, pool doors, front and back doors, entrance doors, bedroom windows, kitchen and bathroom windows closed while air conditioning is on. Air conditioners can run 24 hours a day all year round. Please keep the temperature between 74-79 degrees F. AC Set below 70-72 degrees F will freeze up the unit. Any repair costs will be deducted from the Security Deposit.

19. Each home has a maximum number of beds to sleep guests comfortably. Homes must not exceed the maximum allowed occupancy. Children over 2 years of age will be counted as one person. For your safety Maximum Occupancy is strictly enforced. Renters defying the maximum occupancy will be evicted and will automatically forfeit the rental fee as well as the Security Deposit. There are NO EXCEPTIONS.

20. Be aware that there are bugs in most countries!! Do not leave food on counter tops or in the pool area. Clean up all spills immediately. Do not eat in bedrooms. Do not leave wet dirty clothes or towels on the floor.

21. Any damage to the floors or walls of the garage caused by a car or motor vehicle will be charged to the Security Deposit.

22. Do not wash your personal items with any of the towels or linens in the rental property. Wash the towels and linen seperately. Do not iron on bedding, tables, counter tops or the floor. Use the ironing board only. Do not leave excessive dirty towels on departure. Please ensure that you follow the leaving conditions as described in the Welcome Pack in the rental property. Failure to do so will result in a charge to the Security Deposit.

23. Inventory of all items has been taken and will be checked on departure. Stained, bleached, or missing linen, towels, face cloths, hand towels, tea towels or discloths will result in a charge to the Security Deposit.

24. Do not flush an excessive amount of toilet paper down the toilet. Do not flush paper towels, feminine items or diapers down the toilet. If there is a problem, call the Management Office immediately. If maintenance determines the plugged toilet is a result of any of the above there will be a charge deducted against the Security Deposit.

25. Absolutely nothing is to be removed from this property at any time for any reason. NO EXCEPTIONS. By disregarding this request the client(s) will forfeit the Security Deposit.

26. No mobile home sleeping units or boats are permitted at any rental home, unless stated. The client(s) must put these items in proper storage.

27. Absolutely no parking on the lawn. Most properties have an in ground irrigation system. Parking on the lawn can damage this system. If this request is disregarded then the Security Deposit is forfeited.

28. PA Holidays are not responsible or liable to renters for any loss or theft of the renter's personal property, rented property, accidents, injury or damage, that may occur during the client(s) stay; nor are we responsible or liable to renters for any loss due to weather conditions, road conditions or loss of recreational activities that may occur during the stay.

29. Do not bounce balls in the pool screen area. This may tear, rip or damage the screen/netting or break the outside lights. Any damage to the pool cover or roller, any and all other pool accessories including drain covers in the pool or spa or damage to the pool screen or furniture will be charged against the Security Deposit.

30. Pets are forbidden unless otherwise stated.

31. PA Holidays reserve the right to refuse service to anyone renting any of the properties.

32. Please be aware of your neighbours - they are on holiday as well. Please treat them curtiously and keep excessive noise to a minimum. Most communities expect no excessive noise after 11pm in the evening and before 8am in the morning.

33. No rearranging of any furniture in any property - if this request is disregarded then the Security Deposit will be forfeited.

POOL RULES (where applicable)

  • Children must be supervised at all times
  • Swim at your own risk
  • No lifeguard on duty
  • No running/No diving/No horseplay
  • No glass in the pool area
  • No foreign objects in the pool
  • No bubble bath or bath foam in the pool/spa
  • No balls to be bounced within the screened enclosure (where fitted)
  • No tampering/disabling of any pool door alarms

Under no circumstances is the renter to adjust, turn or move any lever on the pool pump, heater or timer at any time. In doing so you will automatically forfeit the Security Deposit and be solely responsible for any damage that occurs as a result of tampering with this equipment.

PA Holidays cannot be held responsible for any accidents that may occur from the use of the pool, spa or surrounding area.

If pool heating is requested please be aware that the pool will heat approxiamately 10 degrees F above the outside temperature in the cold months. If the temperature falls below 50 degrees F, the heating unit will not heat the pool and may shut down as a result. Pool heat starts at the time it is turned on; this is your 1st day - it takes approximately 24 hours to heat the pool (this is dependent on the ambient temperature). If a pool cover is available please ensure that it is used whenever the pool is not in use and especially overnight. There will be no refunds due to the inability of a pool heater to heat a pool during the cold months.
